Floor Machines

For most K-12 schools, a single rotary floor machine (17" or 20" pad size) with a set of interchangeable floor pads covers the full range of floor maintenance needs: daily scrubbing with a red or blue pad, periodic spray buffing with a white pad, and annual stripping with a black pad. A 17" machine is easier to maneuver in classrooms and restrooms; a 20" covers more area in hallways and cafeterias. Schools with very large floor areas (50,000+ square feet of hard floor) benefit from adding a walk-behind scrubber for daily cafeteria and corridor cleaning.

A floor buffer (rotary machine) spins a single disc pad against the floor. The operator applies cleaning solution manually and the machine scrubs it in. A separate mop or wet vacuum picks up the dirty solution. A floor scrubber dispenses solution, scrubs, and vacuums up the dirty water in one pass, no separate mopping step. Buffers are more versatile (they strip, scrub, buff, and polish with different pads) and less expensive. Scrubbers are faster for pure floor cleaning because they combine three steps into one. Many schools own both: a buffer for multi-purpose floor care and a scrubber for daily high-traffic cleaning.

Standard VCT (vinyl composition tile) floor care uses a color-coded pad system: black pads for aggressive stripping (annual wax removal), brown or green pads for heavy scrubbing (monthly deep clean), blue or red pads for light scrubbing and spray cleaning (weekly maintenance), and white or pink pads for polishing and buffing (restoring shine between wax applications). Stock at least 2 to 3 pads of each type per machine to ensure replacements are available when pads wear out mid-job.

Gymnasium wood floors require different care than VCT. Daily: dust mop with a treated dust mop to remove grit that scratches the finish. Weekly: damp mop with a cleaner approved for gymnasium floor finishes. Never wet mop or use a floor scrubber on a wood gym floor unless the machine is specifically designed for wood floor use. Annually (or per manufacturer schedule): screen the floor with a maroon or white pad on a low-speed machine to abrade the existing finish, then apply a new coat of gymnasium floor finish. This process is typically done over summer break.

For schools with primarily classrooms and restrooms (tight spaces, furniture to navigate): a 13" to 17" rotary machine provides the best maneuverability. For schools with large cafeterias, wide hallways, and open common areas: a 20" machine covers significantly more floor per hour. For buildings with both: a 17" machine is the best single-machine compromise. If the building has more than 50,000 square feet of hard floor, consider adding a walk-behind auto scrubber for the largest areas and using the rotary machine for smaller rooms and detail work.
